Prefabricated Prefab Modular Light Industry Commercial Metal Structure Steel Storage Building for Smallholding
Mr & Mrs Birch wanted a storage building for their smallholding. The couple has nine acres of land and wanted to keep chickens, grow fruit crops and also keep bees.

Challenges
The building had to be produced to fit in with the surroundings and meet planning constraints. Furthermore, the timings for the project were tight as it was briefed to us at the end of January with a view to completion by May.

Solution
The scope of work was to include:
groundworks for the footings and concrete base
full construction of the building
brickwork

Insulation
During this process we had to be flexible, changing the specification of the building to meet the client’s budget.

The first proposal was based on a unique design by the architect including extra design features not normally seen on a portal framed steel building such as brick pillars and timber cladding to really enhance the look and feel of the building.

We looked at the whole project and how best to achieve the desired outcome, exploring many cladding options from single skin through to 120mm insulation. The outcome was a compromise of 40mm insulation and the roller doors changed from insulated to single skin, but with an electric opener to allow for quicker and easier access into the building. The aluminium windows remained.

A small dwarf wall was removed on one side and the cladding was bought down to floor level on the other, which made further savings on footing costs, without impacting the overall building performance. Four different options were looked at for the timber cladding and in order to achieve the correct look and value, a red cedar cladding was chosen to provide long-life, low maintenance product.

The overall result of these changes and compromises was a 20% reduction in cost whilst achieving the desired practical and aesthetic results.
